How to Get Ejari in Dubai

What exactly is EJARI?

EJARI means ‘Rent’ in Arabic. Ejari is a system that is presided by the RERA(Real Estate Regulatory Authority). It is used to make registration of rental / lease agreements easy and accessible to Owners and Real Estate Management Companies of various categories. The Ejari system provides a full collection of services that are beyond registering the primary lease agreement. EJARI registration cannot be done if the Tenancy Contract is issued from other emirates (eg. Abu Dhabi, Sharjah, Ajman..etc). In that case, the contract has to be attested from concerned Municipality/Land Department and attach Electricity Bill.

EJARI – TENANCY CONTRACT REGISTRATION REQUIREMENTS:

Personal

  • Tenancy Contract original signed by both parties
  • Mobile number of Tenant
  • Passport Copy+Visa page of Tenant
  • DEWA latest bill or Registration Deposit Bill
  • Shop/Unit/Villa/Flat Number

Company

  • Tenancy Contract original signed by both parties
  • Trade License copy or Initial Approval & Name Reservation Certificate
  • DEWA latest bill or Registration Deposit Bill
  • Passport Copy of Tenant/License owner/Partner
  • Contact Person’s Name and Mobile Number
  • Shop/Unit/Villa/Flat number

Online Registration:

In order to apply, you will be required to send us a copy of these documents (a scan or a photo in high definition):

  • Tenant’s Passport (for non-GCC countries nationals)
  • Tenant’s UAE Visa (for non-GCC countries nationals)
  • Tenant’s Emirates ID (mandatory)
  • Tenancy Contract
  • Recent DEWA Bill (or DEWA Connection receipt)
  • Title Deeds of the rented property (or alternatively, Affection Plan issued by Dubai Municipality)

Please Note:

  • Ejari registration can only be done from the emirate where the tenancy contract has been issued.
  • The cost for the registration is Dhs160 and typing fee is Dhs35.
  • If at all there is a dispute with the landlord regarding its condition, the dispute must be referred to the Rent Committee.
